Welcome to my SEO Niche Site case study/ridealong, where I will be building a website from scratch to sell on Empire Flippers.
I will detail the progress made regarding website design, content creation, link building, and other SEO strategies.
I won’t disclose the domain, but I will include the high-level niche.
Throughout the journey, I will diligently monitor critical indicators encompassing website traffic, search rankings, and financial gains, while meticulously recording the investments of both time and capital.
By following along with my analysis, you will learn and observe the procedures involved in constructing a thriving website (with a bit of luck) and ultimately selling it for maximum value on an online marketplace such as Empire Flippers.
The Goal
It’s always a great idea to work backward and have a plan in motion.
So, here it is…
The aim is for a $90,000 – $120,00 exit in 6-12 months.
To achieve the low end of the target the site will need to be earning $3000 per month and sell for 30x. With high-quality content and a loyal audience, the same monthly earnings could reach as much as $120,000 at a 40x multiple.
Empire Flippers has plenty of examples and information on how to get a higher multiple, but quality content, high-quality links, and diverse traffic across the sites help.
My monthly revenue target is $3,000 which breaks down as follows:
- $3600 a year.
- $3000 per month
- $100 per day
I’m setting this target mostly based on experience and due to the relatively short time period. If the site really clicks, especially over the November/December holiday season, then I might push to double or triple these numbers in a 2-year period.
Monetized with a 50/50 split of Ads and Affiliates:
- 60,000 visitors per month
- $1,500/mo from ads at $25 RPM
- $1,500/mo from Amazon’s 3% commission on an average order size of $40 and an average 2.08% conversion rate (1,250 orders per month).
On a daily basis, this works out to:
- $50/day from ads from 2000 visitors at $25 RPM
- $50/day from affiliates from 41 of the visitors who decide to buy on average $40 worth of toys.
Breakdown of costs for the first year:
- Content: $10,000
- Software/Hosting: $1,500
- Virtual Assistants/Operator: $5,000
Content and site operators will be the majority of my costs. This is primarily because I will hire writers for 90% of the work after the initial startup phase. I will write the first few articles while I look for a new editor/author. More details on this soon.

A bit about me before we begin.
My name is Alton. I’m from Washington State but live in Utah, USA. I am an entrepreneur and data scientist.
I started building websites in the early 2000s but then I decided to go the corporate route. After graduating as a mechanical engineer and working for a few years I started consulting.
Fast forward to the 2020s, I wanted to diversify my income so I started buying and building a portfolio of content sites. I have 5 profit-generating sites and several additional sites in the pipeline and this was the perfect opportunity to push one of those sites sitting on the sideline across the finish line.

My Niche Selection Process
One of the first deep dives will go into how I picked this niche. Most importantly, it needs to be a balance of high opportunity, low competition, and something I’m passionately capable of representing with some authority.
I’ll also be talking about brand and domain name selection. I have a selection process that works well to find high-quality and brandable domains.
My Content Production and SEO Strategy
High-quality content and building a brand are literally everything in today’s cutting-edge market.
With the introduction of cheap and ubiquitous AI tools everywhere, it is impossible to compete without a strong brand and giving value to the consumer at every step of the way.
I’ll of course leverage AI tools to help organize and create content drafts, however, I’ll ensure that the writers, editors, and even myself always produce the highest quality content.
Shortly after I get the site set up, I’ll do a detailed post on the content calendar and how I organize the content production into topic clusters. These clusters help demonstrate authority and simplify content production by organizing pages into categories and subcategories.

How I’ll Set Up My Website
I am a bit of a nerd when it comes to my site setup; I take a non-traditional approach and I use a static site builder with custom widgets. Fortunately, this template is already built and active on my other sites.
In a follow up I’ll write up and describe why I choose to do this. I’ll also go into technical details and I’ll outline the possible impact and options as they relate to the sale of the site.
